Modular Office and Quality Control Lab

Challenge

A manufacturer in San Antonio needed to consolidate two separate facilities into one centralized operation while creating enough space to support both office and production teams. The customer required administrative offices, a quality control lab, and dedicated support areas that could fit within the existing facility layout. They also wanted flexibility for future changes without committing to permanent construction. Cisco Eagle and distributor partner John Arnett worked with Panel Built to develop a modular solution that could adapt alongside the company’s growth.

Solution

Panel Built delivered more than 2,500 square feet of modular in-plant offices and lab space tailored to the customer’s operations. The installation included a 1,664 sq. ft. Tool and Die Shop with an Automation Office, a 400 sq. ft. QC Lab, a 256 sq. ft. Production Support Office, and a 192 sq. ft. Shipping Office. Each structure was constructed with 3-inch-thick vinyl-covered gypsum wall panels and engineered to meet 2015 IBC Type IIB requirements.

To support employee comfort in the Texas climate, every office received its own dedicated HVAC system. Modular electrical packages with 125 AMP main lug load centers and LED lighting were integrated throughout the project. Half-glass hollow metal doors and tempered windows maintain visibility across the production floor while creating clean, professional workspaces for employees and supervisors.

Panel Built’s modular office system helped the customer centralize operations while creating organized, comfortable spaces for both production and administrative teams. The finished installation improved workflow, supported daily operations, and provided the flexibility to adapt as the company continues to grow. By combining multiple functions into one modular solution, the project demonstrates how in-plant offices can support long-term operational efficiency without requiring permanent construction.
