Modular Offices and Quality Control Lab
When a San Antonio manufacturer needed to consolidate two facilities into one centralized operation, they needed more than just square footage. They needed a smart, flexible solution that could grow with them. Delivered through distributor partner John Arnett and Cisco Eagle, this modular office project answered that call.
"The customer was moving out of an existing facility and combining another location into one centralized operation," John explained. "With that move came the need for more space to support both administrative and production teams."
Modular construction proved to be the ideal fit. Rather than committing to permanent construction, the manufacturer gained the ability to reconfigure or relocate their offices down the road without sacrificing the quality work environment their employees deserved.
The finished project spans over 2,500 square feet across multiple in-plant structures, each purpose-built for a specific function. This includes a 1,664-square-foot Tool and Die Shop with an Automation Office, a 400-square-foot QC Lab, a 256-square-foot Production Support Office, and a 192-square-foot Shipping Office. Every structure was built with 3-inch thick, three-ply vinyl-covered gypsum wall panels and engineered to meet 2015 IBC Type IIB requirements. Ceiling heights were tailored to each application, reaching 14 feet 10 inches in the Tool and Die area and 9 feet 6 inches in the support and shipping offices.
Given the demands of the Texas climate, each office was outfitted with its own dedicated HVAC system to keep employees comfortable year-round. Modular electrical packages featuring 125 AMP main lug load centers and energy-efficient LED lighting were standard across all structures. Half-glass hollow metal doors and tempered windows keep sightlines open while preserving a professional atmosphere on the production floor.
